Is festive debt increasing the need for fast home sales?

Mortgage lending ‘fell in November’

Consumers hoping to sell their homes via conventional means may struggle over coming months if conditions in the market do not improve. According to statistics released by the Council of Mortgage Lenders (CML), the amount of money lent to individuals so they could buy properties declined in November.

The CML discovered that gross mortgage lending during the month was around £11.1 billion, which was five per cent down on October’s figure of £11.6.

Meanwhile, the total was ten per cent lower than the £12.3 billion advanced in November 2009 and was the lowest November figure since 2000.

However, the organisation noted that this was in part at least a reflection of the distortion in lending that arose towards the end of last year as people sought to make the most of the stamp duty concession before it came to an end.

Responding to the findings, CML chief economist Bob Pannell commented: “The fall in gross mortgage lending in November reflects the usual seasonal slowing of activity at this time of year and reinforces the picture of a continuing flat market.

He added: “Both demand for mortgage borrowing and the supply of funds for lending remain heavily constrained.”

The expert want on to point out that the council has published figures that suggest gross mortgage lending in 2011 is likely to remain at similar levels to those seen last year. In total, around £135 billion will be advanced, he claimed.
