Are tips for selling your home really necessary?

August 21, 2011 by Nick Bella

The internet is full of tips promising to increase the chances of selling a home but, in reality, many are just a waste of time. The simple truth is that success is all very dependant upon who comes to view it, what their frame of mind is, and what they are looking for in a property.

This in itself though puts one tip above all others; considering your target market. By understanding who the likely purchasers are, it is easier to showcase a home. This needs to be done carefully in order other groups are not alienated though. The best estate agents should be able to advise who they think the target demographic is.

Another tip proven to work no matter the current market conditions is timing. Certain months of the year see demand outstrip supply. In the UK, these tend to be in February, March and also in September. There are geographical variations though, which again, local estate agents should be able to advise on.

The usual tips of decluttering, depersonalising, cleaning and tidying a house up do all have some strength to them of course. However, when a home is being lived in, it is only right that all things cannot be kept on top of 24 hours a day. As such, the real importance is preparing for viewings.

This preparation does take a little time though, so, it is no use if an estate agent suddenly contacts you advising that a prospective buyer is on their way. As important as it is to set costs, agree marketing and selling prices and decide how bids will be handled, setting out clear terms for viewings is also necessary.

The best estate agents are always those that take a proactive approach to selling a house, so selecting them is important. In order to help find those that will work best for you, at Meet My Agent we provide relevant independent advice and opinion from other sellers in the area.

Enhancing Your Senses

August 21, 2011 by Nick Bella

When working in a potentially harmful environment it is critical that you have the best technology to detect harmful or volatile gases and liquids before they have a chance to cause damage. As a conscientious and caring employer, there is no price you can put on health and safety technologies that can save lives or even avert a disaster.

Nowhere is this more important than in mining and the more experience a company has in investing in or making safety technology, the more reliable the safety technology will be. A combustible gas detector should be accurate and trustworthy and be resistant to moisture and dust to a tolerance that matches the IP66 standard.

The best combustible gas detector will be able to detect flammable gas concentrations for point source hazards and protect a perimeter. Ease of operation is always of primary concern, with gas detection equipment, and it should be equipped with a convenient potentiometer for quick calibration and set up.

All gas detection equipment should be certified for use in hazardous mining areas and be easy to install and maintain with an easy to read LCD graphic display. When buying this equipment you should be sure about how you are deploying it, since each piece of kit comes with a list of suitable applications.

Your combustible gas detector should be able to integrate into either a pre-existing system, or whichever new system you are implementing. Many pieces of equipment are designed to complement each other, even if they serve different functions. For example, flammable gas detection might only be one area you want to focus on and could be working in tandem with air flow, temperature, dust and humidity sensors. Data from each device can and should be collected and monitored as part of your ongoing vigilance.

Why Smaller Workforces Thrive

August 17, 2011 by Nick Bella

It may seem as though the bigger your workforce is, the better you are doing. However, in reality, it is often the smaller workforces which thrive more. Those with fewer members of staff are likely to weather economic storms far better, have fewer staff issues and simply have higher profit margins. Therefore, if you are able to keep your workforce small, the chances are it will bring with it many benefits.

After all, with fewer members of staff in any team, the chances for personalities or work styles to clash is likely to be dramatically reduced. On top of this, the left hand is far more likely to know exactly what the right hand is doing, whilst working together will be much easier when there are only a few people needing to be involved.

On top of this, overheads will be lower. The more staff you have on your team, the larger your premises will need to be and the larger your HR department will in turn have to be, with wages and staff issues taking up a great deal of time.

However, to thrive, companies need to grow. However, by using warehousing throughout the UK and by outsourcing specific work to external companies you can ensure that your workforce stays small and can adapt easily, but also that you can simultaneously take on as much work as you need to to ensure that you are a force to be reckoned with within your industry.

The same companies who offer warehousing in West Sussex are likely to offer warehousing facilities all over the country, therefore even if you expand to have offices throughout the UK, you are likely to be able to use the same companies you have grown to trust no matter how big you become.

Whilst being able to tell customers you have thousands of employees may seem like a good selling point, by using warehousing in West Sussex and beyond and in turn keeping your company small, you will find it far easier to increase profit and thrive in the long term.

How to Save Money on Running a Car

August 16, 2011 by Nick Bella

There is no doubt about it, a car is an expensive commodity to have from the word go. From the initial outlay to the day-to-day running costs to the repairs and MOT and service, you can be sure you will constantly need to dig deep in order to afford one. However, for some people, not having a car is simply not an option. So many jobs and schools are not on public transport routes, or the time and money required to use public transport is far greater than using your car. There are, however, several ways you can save money.

* Get your fuel at the cheaper service stations. It stands to reason that fuel is one of the most expensive elements of owning a car. There are great fuel comparison tools available on the Internet if you’re not sure where your cheapest is.

* Go slower or ease off the accelerator. The chances are, even by setting off quickly you’ll only arrive at the traffic lights at the same time as everyone else anyway. Remember the tortoise and the hare!

* Only use air conditioning if you really need it – which isn’t too often in the UK! Using air con adds to your fuel consumption by a little every time, and it all adds up!

* Get your MOT and service done by an independent garage. An independent car service is generally much cheaper than going to a franchised car dealer, because their overheads are much less. If you don’t know of one already, finding an independent garage for your car service can be tricky because you don’t know who to trust. Ebeepbeep are an online booking agent with over 850 trusted independent garages to choose from, all of which belong to national industry networks and offer a full 12 months warranty on all parts and labour.
